Kontorshuset Flow

Kontorshuset Flow

An expressive brick castle offering sweeping views from the rooftop terrace and a place to hang out together by the pizza oven.

Annetorpsleden is a barrier that divides the Hyllie neighborhood of Malmö, with offices and retail on one side and residential buildings on the other. The Flow office building serves as a bridge between the two parts—an office satellite in the residential area that brings dynamism and vitality to the neighborhood. The building also serves as a noise barrier facing the heavily trafficked road and is essential for the residential buildings behind it.

The brick architecture in Flow follows and builds upon the Skåne brick tradition. Great emphasis has been placed on achieving an expressive look using cast-in-place brick within prefabricated concrete elements. From a distance, Flow’s exciting use of volume is evident, with a scaled-down appearance relative to the residential buildings; up close, the interlaced pattern becomes apparent, and when you get really close, you notice the phase shift in the façade.

Flow is not just a workplace but also a community. In the entrance hall, visitors are greeted by a undulating wall—an architecturally integrated work of art that symbolizes the building’s theme and reinforces its identity. On the roof, there’s a spacious terrace in a sheltered location where tenants can enjoy the sweeping views and eat pizza from the communal pizza oven.

In this concept, we have emphasized the neighborhood’s focus on health and physical activity. The office building is part of this ecosystem for an active lifestyle, with a gym on the ground floor and cycling as the primary mode of transportation. The bike garage is ideally located facing the street, and you can ride your bike all the way inside.

Flow is built with a reduced carbon footprint in line with the EU Taxonomy, using climate-enhanced concrete, green steel, high-performance insulation, minimized thermal bridges, and local energy production. The facade is constructed with half-brick units, which means half the amount of material is used and reduced energy consumption during both the manufacturing and transportation phases. Certified BREEAM Excellent, energy class A.
